Estate agents fees (selling)?
Has anyone used any estate agents lately? We are thinking of selling and moving back to the UK. We have lost touch, do they all charge the same for selling, are there ones to be trusted better than others? Isn't there a new selling fee the government are charging?

Be aware, basic charge is 5%, but what a lot do is ask you what you are happy with to sell it,say £200k , they then try and sell it for more ie £240k and keep the £40k give you £200k.
Try and sell it yourself on one of the north Cyprus Facebook groups . It’s a lot easier than you think .

From what l found selling fees vary depending on what agen you use? Was quoted upto 7% sole agency? We are using Royal Estate and negotiate our fee and we are very happy with them. Markets is awful at the moment, so it's just wait and see?

Azant Real Estates Agency, professional at all times, we sold our property through them an they were brilliant from start to finish. Highly recommend

Many offered me 5 including kdv . Check if kdv is included or on top.
I thought 5 % was the legal limit for resale . Having said that there are so many unregistered agents it's no wonder many disregard the law . If that is actually true.
Coldwell banker agent asked for 10 % said they had to pay off shore agent and it would be more easy to sell...I declined ....

We were charged 5% last year. Considering there was a buyer waiting in the wings and the house was practically sold virtually before it went to market, it was an absolute rip off. Add the 12% PPT into the equation IF we buy again and it does beg the question, is it really worth reinvesting?

We sold with Azant 4% brilliant , did not even use solicitor , they handled it all, highly recommend.

Is there just the estate agency fees when selling or there any other charges payable. In addition, are villas in demand or is the market dead?
