With the explosion of new properties in Cyprus, does anyone roughly the cost per m2 to build a villa please

It all depends on what you want. Mini or Rolls witch area ground lots things

You need to decide what standard you want ..

Permissions and architect £5-£8 k
Superstructure plus slab £40-£60 k
Plumbing £5k septic tank boiler solar etc
Electrics £5 k
Windows £10 k
Kitchen £10 k
Floors & bathroom plus tiling £10 k
Wardrobes doors £7k
Bathrooms £3k
Painting £5 k
Stairs metal work etc £10 k
Garden/walls/gates £10 k
Extras 10%

C£160 k

Very rough figures ..I haven't built anything here buy I've refurbished quite a few properties now .

I get my wife to negotiate she is Turkish ..it helps ..

I just refurbed a 4+1 wardrobes and internal doors cost c £5 k from ciddi mutfak . They are expensive for kitchen so wouldnt use them there . A lot of personal choices..can alter price

It really is how long a piece of string and what you are going to do yourself . If you are going to get someone to do everything they wil put a fee on everything like windows etc.

You need to decide what windows you want .floor to ceiling can be expensive ...you could spend a lot more on windows than £10 k plus shutters..

Also you can get things done for less than what I have wrote ..i just re wired a small 2+1 house for £1 k.

Bathrooms also there is a vast range of shower cabinets toilets fixtures and fittings ..

And it goes on like this ..

If you have to pile the foundations could be another £20 k..at a guess ...

Not for the faint hearted..
